17 precincts, one vision
Ras El Hekma projects span 17 curated precincts across 170 km² on Egypt's North Coast. Led by Modon Holding with ADQ backing, the megacity will deliver over 310,000 residential units for approximately 2 million residents.
Each precinct is designed with a distinct character — from low-density coastal living to marina districts, a central business district and a special free zone with tax incentives.
Wadi Yemm — now launching
Wadi Yemm is the first Modon precinct accepting reservations. It features 4.5 km of coastline, two championship golf courses, swimmable lagoons and The Boulevard — a 1.3 km retail and dining strip. Units deliver in 4 years from reservation with payment plans from 5% down.
Other communities under development
Mountain View, Solare, Seashore and Fouka Bay are under piling with first handovers expected Q3 2027. NAIA Bay, Cali Coast and Masyaf are in earthworks targeting Q1 2028 delivery.
Early investors in the founder's phase typically access the lowest entry prices before infrastructure completion — including the airport, marinas and high-speed rail coming online 2026–2028.
